The Southwest Florida region is becoming one of the number one spots in the country for vacation home rentals. The market is experiencing growth in nearly every area and is predicted to continue to grow in the next two quarters. 

Here are the current Southwest Florida vacation rental statistics, by city, for 2021 (so far).

By the Numbers

So how do vacation rentals in Southwest Florida stack up by the numbers? If you’re a vacation rental owner in one of these cities it’s critical that you take a close look at the trends that are occurring. The short-term rental industry continues to evolve– and in Southwest Florida continues to grow. So what does that mean for you and your vacation rental home? Opportunity. All of the trends are positive and show no signs of slowing down or stopping. 

The cities that were included are: 

  • Bonita Springs, Lee County
  • Bradenton, Manatee County
  • Cape Coral, Lee County
  • Fort Myers, Lee County
  • Naples, Collier County
  • North Port, Sarasota County
  • Sarasota, Sarasota County
  • Punta Gorda, Charlotte County

Here are the metrics that were measured between all of the rental homes in Southwest Florida. 

Active Rentals: These are the locations that had at least one reserved (or available day) in the last month. 

Rental Growth: This is the increased quarterly growth of total rentals in a city (divided by quarter). 

Average Daily Rate: The Average Daily Rate (ADR) is the average booked nightly rate (plus cleaning fees) for all days booked over the last year. Keep in mind that the lows of the slower season will be lower, and the peaks of the higher season will be higher.

Revenue: This is the median monthly revenue (the nightly rate plus the cleaning fees) earned by a vacation rental over the past 12 months. Note that this specific revenue figure represents the median over the last 12 months (not the calendar year) and doesn’t include services fees, taxes, or any additional guest fees.

Occupancy Rate: This occupancy rate was calculated by taking the number of booked days divided by the total number of days that were available for rent over the past 12 months. Any properties with zero reservations were excluded. Just like the revenue numbers, this occupancy rate figure represents the median over the last 12 months (not the calendar year).

Rental Type: This specifies the number of guests that either booked the entire vacation rental property, a private room, or in some cases a shared room. 

Rental Size:  This details the average of how many bedrooms each vacation rental home had. It also outlines the average number of guests that stayed in them. 

AirBnB Ratings: This is the average of the AirBnB ratings in the city. It gives an overall average rating, and then the percentage of vacation rental properties that are rated at least a 4.5 overall.

Bonita Springs

Loaded with white-sand beaches, Bonita Springs is the perfect representation of the ideal Southwest Florida life. Guests can enjoy swimming, shopping, and golfing, and with Fort Myers only 30 minutes away, two Major League Baseball Spring Training Camps are within driving distance.

Rental Growth: 7% quarterly growth (1,237 to 1,322)

Average Daily Rate: $198

Revenue: $2,565

Occupancy Rate: 67%

Bradenton

On the southwest portion of Tampa Bay, this is the perfect slice of the Gulf Coast, resting between Sarasota and Tampa. Guests can enjoy amazing locations like the Riverwalk downtown, one of many barrier islands, a coastal preserve, or a Florida state park. Being so close to Tampa also means that sports fans can go and see NHL, NFL, and NBA games easily.

With a sunny atmosphere that’s welcoming, relaxing, and gorgeous, and so many options for recreational activities, it’s no wonder its name comes from the Spanish for “place for dancing.”

Rental Growth: 4% quarterly growth (5,583 to 5,815)

Average Daily Rate: $220

Revenue: $3,241

Occupancy Rate: 73%

Southwest Florida is booming in terms of vacation rentals. Notice that every city had a quarterly increase of at least 4%, but as much as 9% in some places. Additionally, no occupancy rate dipped below 64%, with some reaching as high as 74%.
